Monthly Market Monitor

The purpose of the Monthly CRE Monitor is to provide some fresh insight into how both debt and capital markets are valuing financial instruments with real estate backing. The key methodology is based on both prior academic literature and Bayes internal expert market experience for both leading indicators and signals as well as comparative valuations which are not available elsewhere.

The analysis is based on Bayes database of over 350 listed European real estate companies, and 180 bond European real estate bond issues. Pricing data has been sourced from Bloomberg and Reuters.

To accompany the first Monthly Monitor we have also published a Methodology Document which explains the rationale and calculations behind the metrics

Debt Market Research

The Research Centre regularly provides reports covering the private and public CRE debt markets in the UK and Europe.

CRE bond markets

The bond market monitor provides GBP & EUR bond pricing by asset type, maturity bucket, year of issuance for REITS and REOCs.

CRE Lending Survey (UK Private Debt Market)

The market leading Bayes Commercial Real Estate lending report is published twice per year during April and October. The provide a in-depth insight into the latest developments of the private real estate debt market, volume of new debt, geographic distribution, LTV’s and pricing for different property types. Commissioned Projects

The Real Estate Centre can be commissioned to work on special projects and consultancy mandates. We highlight projects which members of the Centre have been commissioned to produce.

Climate change in real estate

Real Estate Research Centre releases its first report into how climate risk is affecting residential property in England. A report from Bayes Business School (formerly Cass) shows how flood risk affects the English residential property values to raise awareness amongst policy makers and regulators. The report is based on data from Rightmove, the UK’s number one property website.

For all properties a property-level flood score was provided by Twinn by Royal HaskoningDHV that considers risk from fluvial, pluvial and tidal sources. The detailed findings can be found in our report: The impact of flood risk on England’s property market. This study was supported by the Bayes Research Pump-Priming Scheme and the Bayes Business School Knowledge Exchange & Impact Fund.

New Hotel Lending Report

TThe Real Estate Centre published its report on Lending to the UK Hotel sector in 2020. This report was undertaken jointly with WiH and Berkeley Capital. This is a landmark report which is the first to examine in detail the key lending measures and indicators used by lenders to evaluate the credit quality of the sector. The project is sponsored by CMS, Savills, Taylor Wessing, and Castleforge Partners

IPF report examining the total UK commercial property stock by capital value, rental value, floorspace, reversionary yield, sector, MSCI segment and investor type and domicile. The size of UK residential stock is also examined.
